If you need early check-in or late check-out, please reach out 72 hours prior to your arrival date. Approval is dependent on whether there is another same day check-in/check-out. Unapproved late checkout will result in a $100 charge. The cleaning crew needs ample time to clean, wash, and disinfect the home for the next guest.
Unapproved pets (with the exception of licensed service animals) will result in a $500 fee and may result in an immediate eviction.
Parties and events are not allowed on the property, and guests are expected to observe quiet hours. To ensure that noise levels are kept to a minimum, we use a NoiseAware decibel monitoring device. If there is any evidence of a party or event, such as excessive garbage or camera footage, guests will be fined $500.00, face legal action, and may be evicted without reimbursement. Guests will also be responsible for any extra cleaning or damages that result from the event.
If any property, furnishings, decorations, landscaping, towels, linens, or other items are lost or damaged through negligence or willful behavior, guests will be charged for direct replacement costs and a fine of up to $250.00.
Guests are required to keep towels and linens in good condition and should not use them for cleaning or removing makeup. Any permanent stains will be considered negligent damage. Guests should not wash comforters or duvet comforters themselves, as this can cause damage to the items and the washing machine.
Breaking posted house rules, such as exceeding occupancy limits, violating parking restrictions, using illegal substances, or damaging the property, can result in a fine of up to $1000.00 and/or eviction from the property.
To ensure the comfort of our neighbors, we ask that guests observe official city quiet hours from 10 pm to 8 am daily. Outdoor noise levels should be kept to a minimum during this time.
Early Check‑In / Late Check‑Out
If you need early check‑in or late check‑out, please reach out 48 hours before your arrival date. Approval depends on whether there is another same‑day check‑in or check‑out.
Early check‑in and late check‑out are available for $25 per hour, as this covers the housekeeping company’s fee for adjusting their standard 10 AM cleaning schedule.
Unapproved late check‑outs will result in a $100 charge, as the cleaning crew needs ample time to clean, wash, and disinfect the home for the next guest.
Neighborhood Notice:
This home is located in a residential area. As with many neighborhoods, occasional noise from nearby properties — including animals — may be heard, particularly during early morning hours. This is outside of the host’s control.
Unapproved pets:
Unapproved pets (with the exception of licensed service animals) will result in a $500 fee and may result in an immediate eviction. For each approved pet, a non-refundable fee of $100 will be added to the reservation total. Should a request to allow a pet be made following the confirmation of a reservation, and if that request is granted, the guest will be required to pay a non-refundable fee of $100 for the pet.
No parties or events:
Parties and events are not allowed on the property, and guests are expected to observe quiet hours. To ensure that noise levels are kept to a minimum, we use a NoiseAware decibel monitoring device. If there is any evidence of a party or event, such as excessive garbage or camera footage, guests will be fined $500.00, face legal action, and may be evicted without reimbursement. Guests will also be responsible for any extra cleaning or damages that result from the event.
Property care:
Guests are responsible for taking reasonable care of the property and its contents. If any property, furnishings, decorations, landscaping, towels, linens, or other items are lost, damaged, or require replacement due to negligence, misuse, or willful behavior, guests will be responsible for the actual cost of repair or replacement. If the damage requires additional housekeeping, specialized cleaning, biohazard handling, or extra labor beyond the standard turnover, guests may also be charged the actual additional cleaning or labor costs incurred. Depending on the severity of the violation, additional fees of up to $250 may apply as permitted by the listing's house rules.
Linen Care:
Guests are required to keep all towels and linens in good condition. Towels and linens should not be used for cleaning, removing makeup (unless designated makeup towels are provided), or any purpose likely to cause permanent staining or damage. Any towels or linens that become permanently stained, excessively soiled, contaminated by bodily fluids, or otherwise rendered unusable will be considered damaged, and guests will be responsible for the actual replacement cost. If additional housekeeping, sanitizing, biohazard handling, or disposal is required due to the condition of the linens, guests may also be responsible for the actual additional cleaning costs incurred. Guests should not wash comforters or duvet inserts, as doing so may damage both the bedding and the washing machine.
