Create a friendly family competition with a game of volleyball, Ping pong, or something less physically demanding like our many board games provided. Cook a culinary dinner in our spacious kitchen equipped with everything you need to make an appetizing breakfast, lunch, and dinner. Watch movies, a show or a sporting event on demand by streaming on our smart TV's.

If you need early check-in or late check-out, please reach out 48 hours prior to your arrival date. Approval is dependent on whether there is another same day check-in/check-out. Unapproved late checkout will result in a $100 charge. The cleaning crew needs ample time to clean, wash, and disinfect the home for the next guest.
Unapproved pets (with the exception of licensed service animals) will result in a $500 fee and may result in an immediate eviction.
Parties and events are not allowed on the property, and guests are expected to observe quiet hours. To ensure that noise levels are kept to a minimum, we use a NoiseAware decibel monitoring device. If there is any evidence of a party or event, such as excessive garbage or camera footage, guests will be fined $500.00, face legal action, and may be evicted without reimbursement. Guests will also be responsible for any extra cleaning or damages that result from the event.
If any property, furnishings, decorations, landscaping, towels, linens, or other items are lost or damaged through negligence or willful behavior, guests will be charged for direct replacement costs and a fine of up to $250.00.
Guests are required to keep towels and linens in good condition and should not use them for cleaning or removing makeup. Any permanent stains will be considered negligent damage. Guests should not wash comforters or duvet comforters themselves, as this can cause damage to the items and the washing machine.
Breaking posted house rules, such as exceeding occupancy limits, violating parking restrictions, using illegal substances, or damaging the property, can result in a fine of up to $1000.00 and/or eviction from the property.
To ensure the comfort of our neighbors, we ask that guests observe official city quiet hours from 10 pm to 7 am daily. Outdoor noise levels should be kept to a minimum during this time.
Guests can access the entire home except the utility closet. No access to a garage.

The swimming pool is serviced and cleaned every Wednesday or Thursday of the week. please be advised that the pool may have Lawn care service is every Friday of the week. Swimming pool is NOT heated.

We were a large family group of 12, and Bryan went above and beyond to make sure we were comfortable. One of our guests is on dialysis and needed medical equipment delivered, and Bryan was extremely accommodating in helping us coordinate everything—even when our flight was delayed. His responsiveness and support made a stressful situation much easier. The home was perfect for our family gathering, and we truly felt cared for throughout our stay. We had a great experience and definitely plan to return. Highly recommend!

July 2025This place was perfect! The location could get you to Fremont, The Strip, local tourist attractions, and some killer food all nearby! Don’t think I ever had to go more than 20-30 minutes to get anywhere we wanted to go. We had 12 people with us so the max number for the place and it was great, everyone was able to have their own space and it never felt cramped. Bryan was super responsive anytime we had a question and I would recommend this place to anyone interested!
